For any of our properties that are not listed as being shown by
appointment
only, prospective tenants can rent out the keys to view available
units. We
offer 24-hour key rentals between the hours of 9am-5pm Monday-Thursday,
and
daily key rentals before 2pm on Fridays. Key rentals are $20 cash
(refundable when the key is returned.) If you cannot rent a key
during
business hours, you can send a trusted friend or family member to
rent the
key in your place.
You may want to contact our office ahead of time before renting
out a key,
to make sure that there is not a pending application on the property
you are
interested in. Please understand that Brown & Glenn Realty Co.
does not
accept any applications until the prospective tenant has thoroughly
viewed
the exterior and interior of the property they are interested in.
Instructions for Applications and Leasing:
Once a prospective tenant has viewed the exterior and interior
of the
property they are interested in, they are then eligible to apply
for that
property. Applications can be accessed on our website, or are available
in
our realty office. The cost of the application is $25.00 per adult,
or
$40.00 per married couple. We ask for a $100.00 binder when you
apply; this
$100.00 ensures that you will be first in line to be considered
for the
property in question. If your application is approved, the $100.00
goes
towards your security deposit balance. If your application is not
approved,
we will refund you the $100.00. All funds prior to tenancy must
be paid in
the form of a cashiers check or money order - no exceptions.
Please carefully read the instructions before completing the rental
application. Applications must be thoroughly, neatly, and completely
filled
out before we will process them. We must have copies of the applicant's
ID,
Social Security card, and current paystub at the time that the application
is turned in. We will pull the applicant's credit report, criminal
report,
and verify their income. If you have an unpaid eviction on your
record, owe
another landlord or realty company any monies, or have drug and/or
assault
charges on your criminal record, we will be unable to approve your
application. We do allow unmarried persons and roommates to apply
jointly
for our properties. The lease holders' gross income must equal at
least
three times the monthly rent.
The application process takes approximately 1-3 days to complete.
Once your
application is approved, we will make an appointment with you to
sign your
lease agreement. Please be prepared to pay the balance of your security
deposit within 3 days of approval. Once we approve an application,
the
longest we can hold a property for you is 3-4 weeks. Please also
understand
that Brown & Glenn Realty Co's residential lease agreement is
a legal
binding document, so tenants will need to be prepared to honor the
12-month
contract in its entirety.
The tenants will be responsible for paying for all necessary utilities
upon
their move-in date. If a tenant moves in on any other day other
than the
first of a month, they will pay a pro-rated rental amount, based
on a daily
rate. Again, all application fees, binders, deposits, and first
month's
rent must be paid in certified funds (cashiers check or money order),
but
once a tenant has completed their first month of tenancy, they can
then pay
in personal check. Money orders and cashiers checkes are also still
accepted. We do not accept cash or credit card payments for rent.
Tenants
will be required to pay their rent by 5:00pm on the 5th of every
month.
