Brown & Glenn offers HOA and commercial management services equal
in quality to our residential management solutions. We deliver the
financial control, on-site presence, and customer service that your
organization demands. Our managers are highly accessible and offer
expertise in the issues that affect your community, including property
damage, dues collection, architectural integrity, and financial management.
Our HOA services include:
· Licensed NC Real Estate brokerage, incorporating over 70
years of Charlotte market experience. All managers are licensed Real
Estate Brokers.
· We manage our associations with a hands-on approach. Each
Association is assigned a manager who facilitates and manages every
aspect of your association’s affairs. Our managers visit their
properties multiple times each month to assure services are performed
correctly and that the property is in good order.
· Communication is key to the success of our associations.
Our managers are available to their association’s members 7
days a week by office phone, e-mail, and mobile phones.
· We work with our association boards to help determine appropriate
operating budgets and reserve account balances necessary to maintain
and preserve the association’s assets.
· We manage the details so the association board members can
focus on the more important matters of the association. Some details
should be reported at meetings, not taking up the majority of a board
meeting.
· 24-hour, 365-day on-call maintenance service. We use a separate
maintenance entity, Brown & Glenn Repairs and Maintenance, which
is licensed and insured for any and all maintenance/construction needs.
· Insurance, tax, and legal services as needed or on an annual
basis, performed by independent and reputable firms.
· Rendering of monthly account statements, detailing income
and expense reports as well as all transactions within the period.
· Review and bidding of service contracts for performance and
market price comparison.
· Attendance at Board meetings and annual meetings, offering
all financial documents and maintenance history.
· Monthly payment of bills and services as requested, including
writing checks and maintaining bank accounts. All monies are kept
in separate escrow accounts. We follow guidelines as set forth by
the NC Real Estate Commission.
· Bonded and insured to safeguard your Associations assets.
All assets are kept in separate escrow accounts. We furnish monthly
financial statements and all records are available for inspection
at any time.
