Brown & Glenn Realty specializes in the management of residential real estate. Our company has been the leader in Charlotte area property management for over seventy years.
Our property portfolio includes approximately two thousand homes for lease, including single-family homes, condominiums, multi-family apartments and mixed-use properties. Our properties range in lease cost per month from $400 to $3500 and over.
Property Listings: We update our available property list every day at 8:00 A.M. You may view the entire listing or search for a property that suits your needs by type of home, area, number of bedrooms/bathrooms, and cost per month.
Accounting: We provide an income statement to owners that details all collections and expenses for each investment property. These statements are mailed at the end of each month with a check for the total net due owner. Our records are maintained using custom computer software, and meticulously verified by hand. We can provide a variety of additional property and financial reports upon request at no charge.
Marketing: We use several different channels for marketing our available properties, including newspaper (The Charlotte Observer, Creative Loafing, La Noticia, and others), mail, outdoor, and Internet/electronic media. Even as we grow and embrace new advertising technologies, we find that the best advertising in the business continues to be word-of-mouth. We take pride in our long-standing reputation within the community and the diversity of our staff, both great assets in our property marketing.
Maintenance: Brown & Glenn Maintenance Company, our sister company also located at 1012 East Blvd., performs the bulk of our maintenance needs. We maintain an established network of general contractors and maintenance specialists who are able to pass on the savings of our volume of work to property owners. Our maintenance requests are processed via a network computer system and dispatched personally. We offer 24-hour emergency service and a full-time staff with over 50 years combined experience. Additionally, we offer options for owners to closely monitor and care for their own maintenance, if so desired.
Tenant Screening: Our tenant screening process is as careful and thorough as possible. We check credit, criminal, employment, and rental histories for each adult applying for the property. The entire process takes 2-3 working days from application to lease. We feel that we know the applicant fairly well after our scrutiny of their records. Of course, a good tenant is one of an investment property owner's greatest assets.
Office Technology: Our home and satellite offices feature state-of-the-art network environments and internet-based services including the use of Appfolio, an industry-leading property management software program.
